Abstract: The article presents a diagnostic analysis of the macroeconomic and sectoral dynamics of the residential real estate market in Bulgaria for the period 2015 – 2025. The study is based on statistical data from the National Statistical Institute, Eurostat, the Bulgarian National Bank and the Registry Agency The aim of the article is to identify and systematize the main trends in the development of the real estate market and, on this basis, to derive their implications for the quality and professional competence requirements in brokerage activities. The analysis covers the dynamics of the House Price Index, regional price differentiation, transaction activity, housing supply, affordability and mortgage lending. The results show three interrelated tendencies. First, housing prices increased cumulatively by about 156% in nominal terms, placing Bulgaria among the most dynamic markets in the European Union. Second, regional polarization intensified, with Sofia, Varna and Plovdiv forming specific local market trajectories. Third, mortgage expansion and historically low interest rates increased the complexity of transactions and the need for financial and legal expertise. The article argues that market dynamics directly affect the quality requirements for brokerage services and justify the need for higher educational standards, regulatory clarity and adaptation of professional competencies to the changing real estate environment.
