Abstract: The residential real estate market in Bulgaria continues to be among the most preferred investment areas for individual and institutional investors. However, the data from the first quarter shows a certain rate of cooling. Following the methodological approach applied in the studies for the North-East and South-East regions in issues of the magazine Real Estate and Business, this article analyzes the dynamics of residential property prices in the South- Central Planning Region (with the clear awareness that changes in zoning were introduced in Bulgaria) for the period 2004–2024. The study uses a set of key macroeconomic indicators – population, GDP, foreign direct investment, housing price index and real market prices – structured in continuous statistical series, as was done in the previous regional analyses. The main objective is to assess the logicality of the movement of housing prices in relation to the economic development of the region, as well as to determine the potential long-term return (ROI) from investments in a typical residential property. The analysis tracks the influence of urbanization, demographic trends, regional economic structure and investment activity on price dynamics, drawing parallels with the observed patterns in other regions of the country. The results obtained allow for the formulation of conclusions regarding the attractiveness of individual regional centers in the South-Central region, the degree of correspondence between economic growth and price changes, as well as the potential of the region to generate long-term investment returns. The article does not constitute investment advice, but an analytical basis for informed decisions.
