THEORETICAL AND APPLIED ASPECTS OF FACILITIES AND PROPERTY MANAGEMENT

Tihomir Pelov

Abstract: Management activities in the field of real estate are interconnected and complementary. Property Management primarily serves owners of investment properties that use their properties as their core business - renting them for profits. Facility Management serves both the owner-owners of their properties with any subject of activity, as well as the tenants-users of properties whose main activity is not the properties they use. The demarcation line between FM and PM is predetermined by the core activity of the organization and the objectives pursued by these two management activities. PM compared to FM is another level / wider spectrum / service of the owner of the property. The property management of the real estate owner communicates and interacts with the Facility management of the user at strategic, tactical and operational levels.

Key words: Facility management, Property management, Building owners, Building users.
