A COMPARATIVE ANALYSIS OF THE ECONOMIC DEVELOPMENT OF THE TRADE AND REAL ESTATE SECTORS

Abstract: This report analyzes changes in key economic indicators that reflect the state and development of trade and real estate operations in the Republic of Bulgaria. It focuses on several indicators, including the number and structure of micro, small, medium, and large enterprises operating in these sectors. The analysis covers two sectors: Sector G – Trade and repair of motor vehicles and motorcycles, Sector M – Real estate activities. The report examines fixed tangible assets, number of employed persons, revenues, expenses, profits, profitability based on turnover, value added at factor cost, and labor productivity. It applies comparative analysis and time series data, within the time frame from 2020 to 2023. The findings reveal that the trade sector has a larger number of enterprises and employees compared to the real estate sector. However, real estate enterprises own more fixed tangible assets than their trade counterparts. Trade enterprises generate higher revenues, incur greater expenses, and report higher profits than those involved in real estate operations. Moreover, trade enterprises contribute a larger—and growing—relative share of value added to Bulgaria’s Gross Domestic Product compared to enterprises in the real estate sector.
