TYPOLOGICAL MAP OF MUSEUMS IN BULGARIA IN THE CONTEXT OF REAL ESTATE

Abstract: This article presents a typological map of museums in Bulgaria, analyzing them through the lens of their real estate. The research highlights that real estate is a key factor in museum management, influencing accessibility, condition, and development. The study aims to classify museums by analyzing various aspects, including ownership, building type, location, and scope of activity, to identify major trends and challenges. The classification is structured into several key areas. By ownership, museums are categorized as state, municipal, private, or mixed. State and major municipal museums are generally better funded but face challenges in maintaining historic buildings, while smaller municipal and private museums often struggle with financial limitations. The article also classifies museums by building type: specialized buildings, adapted historical structures, and modern buildings. Adapted historical buildings, in particular, require significant restoration efforts to balance architectural value with modern functionality. Geographically, museums are divided into urban, rural, and those located in natural sites, each with unique roles and challenges. In conclusion, the typological map reveals significant differences between museums, emphasizing the need for customized management and development strategies. It provides valuable insight for creating sustainable plans that address the sector's needs for modernization, accessibility, and high-quality services.
