Abstract: Buying a residential property has always been a priority in human life. Regardless of the reasons for
acquiring a property, to make an optimal choice besides the well-known characteristics of the property, such as
location, price, size, type of construction, etc. the buyer is faced with the choice of buying a home on the primary or
secondary market. In this context, this article aims to reveal the specifics of choosing a residential property in these
markets by outlining their advantages and disadvantages. Based on the discussed features is presented author’s version
of balance table which purpose is to formalize the judgement in the choice of the type of market.
