Abstract:The article is devoted to the study of the influence of crime on the prices of residential real estate in the city of Sofia. The dynamics of the prices of two-bedroom apartments by region during the period 2017-2023 were studied. Significant differences in the rate of price growth for the studied period by region were revealed, although in all regions they were systematically increasing. With the help of a correlation coefficient, the strength and direction of the relationship between the registered most common criminal acts by area and the average prices of two-bedroom apartments as the most common were investigated. It turns out that there is a moderately strong positive relationship between the average prices of two-bedroom apartments by area in 2023 and the reported numbers of hooliganism and drug use. In this case, it turns out that prestigious neighborhoods with high housing prices are an attractive place for this type of crime. It is not expected that this will reorient the choice of buyers and tenants of residential real estate, but the obtained result is important for the prevention and fight against this type of crime.
